Buyers, economists, television reporters and various publications are trying to forecast the future Fall Reflectionsof the real estate market. Right now, it's so hard to say if real estate values have hit bottom or not.  But we DO know that it is more important than ever to have AS MUCH INFORMATION as possible as we go forward in this crazy market.  Knowledge is Power!

What many buyers don't realize is that they may have the same monthly payment for a home after waiting, even if prices drop and they can eventually buy it for less.  For example: If a buyer bought a home today with a loan amount of $190,000 at 6%, the principle and interest monthly payment would be$1,139.  Paying less in a few months and lowering the loan to $190,000 at 6.5% would give you a payment of $1,139.  Exactly the same payment.

The unknown factor is: what will rates do?  Since the beginning of the year rates have dropped 5%, then come back 5% then gone up 5% and then dropped 6%...  It's CRITICAL that you are working with a savvy lender to know when or if you should lock in a rate.  It will make a difference in your payment and even whether or not you can qualify for your mortgage.  Buying now at a lower interest rate may cost you less than if the price drops further but interest rates rise.
